On April 4th, the fourth edition of Tourism Investment was held. It was an event addressed to the tourism real estate world.
It was an edition full of news; for the first time, the event moved to Milan, in the beautiful location of the Hotel Melia Milano. A Change of location and date (from September to April) with the aim of taking advantage and creating synergies with other fairs of the city: Salone del Mobile and BIT.
The change appeared successful, in fact, during the entire day of April 4th , Tourism Investment attracted 400 visitors, 20 exhibitors, 5 conferences and 20 experts, national and international, gathered to discuss the changes and new trends of Italian Hotel Market.
The debates pointed out the increasing interest of international investors in Italy. << The truth is that the sector, thanks to the efforts of many of us is moving and is improving: we must abandon the self-defeating approach of many of us >> said Alessandra Priante of MIBACT.
Stefano Mantella – Agenzia del Demanio Director, as well, affirmed the strong focus on Italy and on the difficulties that the sector has to face up with however, he said that << often the investor requires a significant discount on the purchase price and we cannot sell off important assets>>.
Aldo Mazzocco, Head of CDP stated: << CDP Investments SGR manages a € 3.8 billion plan of investments in real estate, with a special attention to the tourism sector. The plan has the aim of boosting the growth of national and international hotel chains in Italy, based on a separation of ownership and management>>.
In addition, the conferences stressed the importance of the sharing economy and the need for regulation of new phenomena of hospitality. There are many ways to generate profitability for hoteliers and, as stated by Palmiro Noschese, Italy Managing Director of Meliá Hotels International << 65% of the hotel business derived from the rooms, while the rest of revenue is related to other activities that are necessary to diversify the offer of hotels >> However, a final crucial role is referred to banks that have to support the projects of the individual and hotel chains.
Due to the changeability of the tourism sector, we need new instruments, a new culture and a strong education that allows us to quickly adapt to the market and enhance the new opportunities.
